Make sure that you have a few home comforts lying around (that relate to your customer type, ie. Golfers - you could have golfing pics around the property).

The furniture should be clean and appropriate for your customer and for the style of apartment. Allow for the fact that things get broken so don't go putting in your favourite ornaments. Basically: A little bit of home in a foreign clime. (This is especially good if you have decided to go for a local audience at home, eg. Pictures of local (home) landmarks).

Whether you decide to have a TV depends on your customer type. If in doubt, go for it, better to give the option, rather than none at all.
