You may want to be the best villa in 'wherever' that caters for the physically disabled. That is a great niche. You will need the facilities to back it up. You need to balance the costs, against what you can charge - ROI. Then, and only then, should you sell yourself in that niche. 

The same goes for any of the customer profiles, for example, it may be worth installing a PC and broadband to appeal to professionals and young people that not only want to stay in touch while away, but want to search for local amenities and attractions. Even though your customer is now local, it is still sometimes easier to find things on the web in your home language.

Of course, you could create a little web page that the computer defaults to that promotes your villa and also has other local links. All these little touches add to the experience. How many villa owners would go this far? The cost of something like this can be added to the rental charges, we are talking about £10-20 per week. In the grand scheme of £500-1000 a week it isn't much but it adds a great deal to your proposition.

Books and games for families (bought second hand from Ebay perhaps), TV and Sky TV (with appropriate channels) are also worth thinking about.

If you are unsure what facilities would go down best, ask people in a questionnaire at the end of their holiday. If you have a golf related property, ask down your local golf course for ideas. Incentivise people there by offering a free week (accommodation only and out of season) as a prize draw for all the people who reply. The more feedback you get, the more chance you have of getting it right, and if the winner likes your property they will come back and tell everyone about it - great free advertising.
