The more names you have to send regular messages to, the better. You need to firstly collect these names to stay in touch - it may take a couple of years to convert someone to being a customer.
Why not run a competition on your advert to entice people in? You give them the chance to win a week at your holiday home for FREE (obviously accommodation only) on an off-peek week. Run it for at least a month to get as many names as possible. Make the advert quite personal so people don't think it is a time-share sales pitch.
You could also run offers at different times of the year depending on the current state of your rental income. The more weeks you fill the better, even if you don't get the full asking price.
This approach can help a long-term strategy of filling the property, and then getting more and more people interested for future years.
