A friend went to my holiday home last year and had a great time. Because they know me, they said, they’d probably go again when they could afford it. They suggested that they would tell their friends about the villa because they know we are looking at building up a customer base.

It got me thinking of a way to incentivize them to help sell weeks in a much more proactive way and as I know what my weekly costs are, I know how low I can go (in terms of price) when offering the place out for rental. This is what I did: [click to continue…]

I’ve noticed a surge in foreign enquiries for my own villa recently and with the current state of the pound versus the euro, it’s no surprise. Although it’s costing me extra money to subsidize my euro mortgage, it works out cheaper for a euro based visitor.

Herein lies a quandary. If you are competing with other UK based property owners or marketing your holiday property to UK visitors, the chances are your property prices are in pounds. But, with your costs are in euros, if you change your price accordingly so that your euro costs are covered (mortgage, local taxes, etc.) suddenly you become un-competitive to a UK visitor market.

When my own villa was completed in 2007, I already had my sales proposition sorted out and a web strategy in place.

That’s because, when I bought the property in 2005 on an investor weekend, there were about 30 other people and we looked at seven new developments, each with a number of properties on. One thing I knew straight away was that when it came time to market my holiday home for letting out, I would have an incredible amount of competition. Everywhere I looked on my initial trip to Cyprus, there was a building site with new villas being built.
